The property is located just off of the signalized intersection of Batson’s two main roads, Texas Highway 105 and Texas Highway 770, which experience a combined traffic count of 9,581 vehicles per day. The property is centrally located in Batson, with close proximity to major retailers, such as Shell and Chevron, as well as community amenities, including the U.S. Post Office and several churches. Batson Lumber Company is located approximately two miles south of the site. Hardin County is one of the top timber producing counties in Texas, and lumber is a major economic driver. Batson Lumber Company employs more than 50 people, and has been sawmilling for over 20 years. The West Hardin County Consolidated School District is located just over two and a half miles east of the property.
